The three products, briefly
LVP is a printed vinyl surface over a rigid PVC-based core. It is waterproof, dimensionally stable, and cannot be refinished.
Laminate is a printed paper layer under a melamine wear surface over a high-density fiberboard core. The core is wood-based, so it swells if water reaches it, though water-resistant formulations have improved substantially. It is typically harder on the surface than LVP.
Engineered wood is a real hardwood veneer over a plywood core. It is genuine wood, it can be refinished once or twice depending on veneer thickness, and it is the only one of the three that is actually the material it appears to be.
Where LVP wins
These are the cases where LVP is straightforwardly the right choice.
- Anywhere water is a realistic risk: kitchens, baths, laundry, mudrooms, entries.
- Below-grade rooms and slab-on-grade floors where wood is a poor bet.
- Homes with dogs, where scratch and moisture tolerance both matter.
- Rentals and investment properties, where individual planks can be replaced.
- Rooms with large temperature swings, particularly SPC-core products.
Where laminate is competitive
Modern laminate surfaces are generally harder than LVP surfaces and resist scratching from grit somewhat better. Good laminate also tends to have more convincing embossed texture at a given price point, because the manufacturing process registers the emboss to the printed grain more readily.
If a room is genuinely dry — a bedroom, a formal living room, an upstairs hallway — and budget is the binding constraint, laminate is a reasonable choice and often costs less for a comparable visual. The moment water is plausible, that calculus changes completely.
Where engineered wood earns its premium
Engineered wood is real. Under raking light it looks like wood because it is wood, with grain variation that no printing process fully replicates. It can be refinished if the veneer is thick enough, and it holds value in a way vinyl does not.
It is the right choice when the material itself matters to you, in dry above-grade rooms, in homes where the floor is a long-term investment rather than a serviceable surface. It is the wrong choice for a basement, a bathroom, or a house where a dog will spend fifteen years on it.
The Treasure Valley's low interior humidity is worth noting here: wood floors in a dry winter shrink and can gap, and engineered construction reduces but does not eliminate that.
Deciding, in order
Ask the questions in this sequence and the answer usually falls out. First: is water plausible in this room? If yes, LVP. Second: is the room below grade or on slab? If yes, LVP. Third: does it matter to you that the floor is real wood? If yes and the room is dry and above grade, engineered. Fourth: is the room dry, above grade, and is budget the binding constraint? Laminate is worth pricing.
In practice most Treasure Valley whole-home projects land on LVP throughout, because a single continuous floor through kitchen, living, and hallway is worth more than optimizing each room individually — and the kitchen is the room that decides it.
